Thinking About Selling Your Home?
So, you’re thinking about putting your home on the market and you want to make sure that you’re going to get the best return on your investment.
Here’s some tips to help!
Hi, I’m Jamie with Minnesconnie Homes and EXP Realty. I get nervous nelly sellers all the time and of course they are.. it’s a big deal to sell your home!
First, let’s talk about the actual home itself, and curb appeal.
This is the very first impression that your buyer will see when they arrive at your home, so curb appeal is important! An awesome thing you can do is power wash! Whether you rent one or have someone come and do the power washing for you. Either way, it makes a world of difference to wash years of dirt off your driveway, sidewalk, and of course off your home!
You also want to pay attention to the front door. When I’m with buyers, It takes a few seconds for me to open up a lockbox to get started inside the home, and this gives a chance for them to really look at your entryway while they are waiting to get in. Take a moment to make sure that there isn’t any paint peeling off of the doors or cobwebs around the lights. You want this area looking fresh and inviting!
Next, make sure to talk with your agent about staging your home. Not only does staging help your home stand out against the competition by showcasing the very best features of your home to your buyers, but
77% of buyers agents said that staging a home makes it easier for buyers to visualize themselves living in it!
...which of course starts to pull on those heartstrings in wanting to offer on YOUR home.
Research also states that professionally staged homes can sell for as much as 10% more than homes that are not staged. The good news is, here at Minnesconnie Homes, professional staging can actually be included as a part of our service!
Next is marketing, which is essential!!
You’re gonna want to make sure you get professional photos done and professional video. Here’s another stat for you, from the National Association of Realtors. 95% or buyers search for their home online. 67% of buyers will choose to walk through a home that they saw online. So professional photos and videos are an absolute must when preparing to sell your home to give them the desire to want to come in person!
Lastly, now that your home is all ready for buyers, you must have a showing plan.
Buyers and their agents may request a showing of your home at any time without giving you much notice so you have to be prepared. Until your home is under contract it’s important to be able to leave your home, sometime at a moment's notice if need be. A few things to consider is to plan simple meals for easy clean up and have some places you know you can go to utilize that time wisely while buyers are walking through your home. Maybe you have some errands to run or maybe it's a good time to get outside somewhere and go for a nice walk!
Also, find a good and safe place to put your pets during showings. Maybe with some family or a friend, if you’re gone all day. These days if you work from home and a showing request comes in, then maybe they can just hop in the car with you while you’re out! Or if you prefer they stay put, somewhere safe in the home where we can let buyers know to be watchful for them.
These tips will help to get your home sold faster and for the amount of money that you deserve.
