What Can I Do To Add Value to My Home?
Are you thinking of selling but want to make sure you can get the best price for your home?
In this video I’m sharing some tips and tricks for adding value to your home before you sell it. Whether this is your first time selling or you’ve done this before, it’s important to know that the preparation of getting your home on the market can make a huge difference on what kind of profit you walk away with.
Hi, I’m Jamie, with Minnesconnie Homes at EXP Realty.
In this crazy seller’s market, most people will tell you that you just need to get it on the market and it will sell. While that is most likely true, don’t you want to make sure it sells at the best price and with minimal to none of the roadblocks that could come up later?
Here are just a few of the many things you can do that will help add value to your home.
Paint, paint, paint! One of the simplest and most cost-effective improvements is paint! Freshly painted rooms look clean and updated, and that spells value.
Install a water filtration system: Not only will this system purify your water, but they can also lower your grocery bill–no more bottled water! Maybe you already have wonderful water and this won’t apply to you, but if not, a water filtration system is an inexpensive addition, but it’s the sort of small luxury that homebuyers love.
Spacing: The square footage of your home dramatically affects the value, but it’s not the only space that counts. How large an area feels also counts. You want each room in your house to feel bigger than it is.
Remove heavy closed draperies and replace them with vertical blinds or shutters to let the light in. A sunny room feels larger and more open.
You could also try adding a single large mirror to a room to visually double the space.
Declutter! The more clutter, furniture, and plain old stuff you have in a room, the more cramped it will feel. If you’ve acquired a lot of unnecessary things in your home, you might consider moving some out and storing it before you put your house on the market.
Now, if you’re thinking about going even bigger....kitchen and bathroom updates can have an amazing return on investment! These can be bigger projects when it comes to time and money so it all depends on your situation and goals. But make sure you put your buyer-eyes on to view your home from their perspective, just like you’ll be doing when you’re looking for your next home.
What would YOU want and what would YOUR expectations be??
I hope you found these tips helpful, and if you think they would be helpful to anyone you know please feel free to share!
